This is a client-side leadership role for a civil construction professional who knows how land development projects are actually built.

Empower Management is partnering with a well-established development group seeking an experienced Civil Construction Area Manager to oversee civil infrastructure delivery across a major portfolio of residential and community development projects throughout NSW and Victoria.

Based from the Gold Coast office, you will manage approximately 7–9 active sites, with a combined civil works portfolio exceeding $100M.

The ideal candidate will likely come from a civil contractor background and bring strong practical delivery knowledge across land development, subdivisions, urban infrastructure or major residential communities. Some client-side exposure will be highly regarded, particularly where you have represented the client, managed contractors, influenced design outcomes or protected commercial delivery.

This is not a role for someone who wants to manage from a distance.

It is for someone who can walk onto site, understand the detail, question methodology, identify risk early and hold contractors accountable — while still building strong, productive relationships.

Your construction knowledge will matter here. You will influence outcomes across design review, value engineering, staging, sequencing, programme, cost, quality, safety and contractor performance.

The role

You will represent the client across a significant regional development portfolio, working closely with internal development, construction and senior leadership teams.

You will:

  • Oversee civil contractors across multiple land development sites

  • Manage delivery performance across a $100M+ civil works portfolio

  • Review designs and identify practical value engineering opportunities

  • Challenge methodology, staging, sequencing and programme where required

  • Monitor cost, quality, safety, risk, variations and contractor performance

  • Identify issues early and drive commercially sensible solutions

  • Support internal teams with technical construction advice

  • Manage consultants, contractors and key project stakeholders

  • Provide clear reporting and recommendations to senior leadership

What you’ll bring

You will bring strong civil construction experience, ideally gained with a contractor, together with demonstrated exposure to land development, subdivisions, residential communities or urban infrastructure.

You will understand bulk earthworks, roads, drainage, services, pavements, utilities, staging, site constraints and contractor performance.

You will also bring:

  • Commercial awareness across programme, cost, quality and risk

  • Oversee project budgets, timelines, and profitability with accountability to leadership

What You’ll Bring

  • Proven experience delivering residential or mixed-use subdivision projects in QLD
  • Deep knowledge of local council and state authority processes and stakeholder negotiations
  • A background in civil engineering, project management, or related discipline
  • Strong commercial acumen with experience managing project budgets and financial performance
  • Natural leadership skills with a passion for mentoring junior staff and creating a supportive team culture
  • A proactive, problem-solving mindset and a drive to deliver quality outcomes for clients
